Regarding Dubai's population growth and real estate investment

Dubai's population, which was 1,321,453 in 2005, increased to 3,478,300 by 2020. Currently, the Dubai government is devising the "Dubai 2040 Urban Master Plan," envisioning significant transformations for the city by 2040.

Under this city plan, Dubai aims to double the space for green areas, recreational facilities, and bicycle lanes. Additionally, 55% of the population is targeted to live within 800 meters of public transportation stations. Approximately 60% of Dubai is intended to transform into green areas resembling natural conservation zones, while the beach area is planned to expand by 400%. The space dedicated to tourism activities will also grow by 1.34 times.

The primary objective of these urban developments is to enhance the happiness and quality of life for Dubai's residents. As a result, the population is projected to reach 5.8 million by 2040. However, this population growth has led to a surge in real estate prices.

Considering the anticipated future population growth, investing in Dubai real estate appears highly attractive. Particularly, properties planned under the master plan offer substantial potential for capital gains when purchased as vacant lots. Investors tend to prefer completed properties when making purchase decisions, making the planned real estate a promising investment opportunity.

It's important to note that the downtown area, being the central hub, already features mostly completed cityscapes, with minimal new constructions. As a consequence, even existing used properties in downtown fetch high prices in the resale market. Areas such as downtown, Creek Harbor, and the Marina are expected to witness continuous appreciation in property values.

Dubai is evolving into an increasingly alluring city, with the prospect of attracting even more migrants in the future. Therefore, it remains an enticing destination for investors and a city that cannot be overlooked.
